Barnfield Commercial have acted on behalf of Holemoor Properties Limited in the acquisition of the freehold investment at 45 - 46 High Street Ilfracombe. The ground floor of the property is let to The Original Factory Shop for 20 years from 7 October 2008 at a rental of £42,000 p.a. upon full repairing and insuring terms with 5 yearly upwards only rent reviews. There are two flats above held on long leases. A price of £595,000 was paid reflecting a net initial yield of 6.68%. Van De Berg Management Limited acted for the vendor. The ground floor provides 2,800 sq ft (260.12 sq m) of sales and there is a basement storage area of 2,282 sq ft (212 sq m).

Barnfield Commercial have acted for a private investment company in the acquisition of the freehold interest in premises at Plymbridge Road, Estover Industrial Estate, Plymouth at Jones Lang Lasalle's July auction. The premises were let to Pilkington Glass with 3 years unexpired at a rental of £177,000 per annum. A price of £1,240,000 was paid reflecting a net initial yield of 13.5%


7 Ilsham Road, Torquay
Acting on behalf of a private investor, Barnfield Commercial have acquired the freehold interest in 7 Ilsham Road, Torquay from Yelverton Properties Limited. A price of £250,000 was paid and the property comprises ground floor shop with first and second floor offices producing a total income of £17,250 per annum. The purchase reflects a net initial yield of 6.58%.


Exeter
Barnfield Commercial have acted on behalf of Rougemont Chambers in the acquisition of new offices being created at Deanclark House off Southernhay East. The building will be subject to significant refurbishment work prior to occupation by the Chambers.


Portfolio Sale
Barnfield Commercial as joint auctioneers have sold retail investment properties in Glastonbury, Llannelli, Risca, Bristol and Weston Super Mare at a combined price of £2,145,000.


The Original Factory Shop Ltd
Barnfield Commercial has now achieved a hat trick of acquisitions for The Factory Shop Limited by acquiring a leasehold interest in the old Woolworths premises at 75 High Street, Bideford. Earlier in the year Barnfield Commercial acted in the acquistiion of a unit at 75 South Street, South Molton and have recently acquired the former Woolworths on Coinagehall Street, Helston. Barnfield Commercial have also acted jointly in the sale of the freehold investment at 75 South Street, South Molton for the sum of £725,000. The property was let to The Factory Shop Ltd for 15 years at a rent of £59,950 per annum. The sale reflected a net initial yield of 7.82%


Holsworthy – Devon
Barnfield Commercial have acquired a new lease in 18/19 The Square, Holsworthy on behalf of their clients The Original Factory Shop at a commencing rental of £60,000 per annum.


Exeter – Devon
Barnfield Commercial have negotiated the sale of Concord House, South Street, Exeter for the sum of £1.293,500. The investment was subject to leases to Signpost Housing, DeVille Kitchens and Mostyns.

The freehold interest in Unit 5, Airport Industrial Estate has been purchased by private clients of Barnfield Commercial Limited for the sum of £1.15 million. The property is let to Nationwide Crash Repairs Centres.


Newton Abbot - Devon
Barnfield Commercial have negotiated a surrender and new letting of 3/3a Cross Grange on the Heathfield Trading Estate, Newton Abbot at a rental of £60,000 per annum.


Trowbridge – Wiltshire
Barnfield Commercial have acted for Bingham Estates Limited in their purchase of the long leasehold interest in an office and industrial development on the White Horse Business Park, Trowbridge for the sum of £6.175,000 million.


Paignton – Devon
The freehold interest in a unit at the Torbay Business Park has been purchased by a private pension fund advised by Barnfield Commercial. The property was subject to a 15 year lease to Gledhill Building Products at a rental of £25,000 per annum and a price of £390,000 was paid representing a net initial yield of 6.06%.


Redruth – Cornwall
A private pension fund advised by Barnfield Commercial has purchased the freehold interest in premises at Carn Brea Business Park, Redruth let for 10 years to ATS Euromaster at a rental of £33,750 per annum. A price of £526,000 was paid representing a net initial yield of 6.06%.


Yeovil - Somerset
Barnfield Commercial have sold an 8 acre industrial investment in Yeovil for £3.1 million. The property was subject to a new 10 year lease at a commencing rental of £254,000 per annum producing a net initial yield of 7.75%.


Newport – Gwent
A new letting of the first floor of 21 High Street, Newport has been arranged by Barnfield Commercial to CFBT Education Trust at a rental of £16,500 per annum representing £6.25 per sq ft. The property is managed by Turner Locker Barnfield.


Plymouth
Barnfield Commercial have acted in the sale of Unit N2, Eagle Road, Langage Business Park, Plymouth on behalf of a private investor. The price achieved was £400,000 and the property was let at a rent of £37,000 per annum. The sale produced a net initial yield of 8.83%. Monk and Partners acted for the Purchaser.

GILLINGHAM Barnfield Commercial have acted in the acquisition of the freehold interest in the above property on behalf of a private investor for the sum of £830,000. The property is let in its entirety to The Original Factory Shop until November 2023 at a current rent of £45,000 p.a. rising to £60,000 p.a. in November 2011. The property comprises an out of town retail unit close to Focus and Waitrose with a ground floor of 5,110 sq ft (474.74 sq m) and a mezzanine of 2,016 sq ft (187.30 sq m). Edward Preece and Co acted for the vendor.

Barnfield Commercial have acted in the sale of the above property to a private investor for the sum of £195,000. The ground floor of the property is let to Devon Air Ambulance for 9 years from the 25th September 2003 at a rent of £14,600 p.a. and the upper parts are let as residential accommodation on long lease, subject to a nominal ground rent. The net initial yield was 7.3%
